Real Estate Law and Title Services in Southern Middle Tennessee

We believe real estate is more than contracts and closings — it’s about people, places, and the trust that binds them together. Whether you’re buying your first home, selling family land, or developing the next cornerstone of our community, your goals matter because you matter.

We’ve built our reputation on more than legal knowledge — we’ve built it on relationships. That means listening closely, communicating clearly, and showing up with integrity, every time. We work hand-in-hand with buyers, sellers, agents, and lenders to make sure every deal is not just legally sound, but personally respected.

Real estate is often the most valuable thing a person or family owns. When you're buying, selling, or dealing with a property issue, you need someone who understands both the legal side and the practical side — someone who's looked at thousands of titles, closed hundreds of transactions, and knows what can go wrong before it does.

Muletown Law handles real estate legal matters across southern middle Tennessee, and our sister company, Maury County Title, provides title searches, title insurance, and closing services for residential and commercial transactions. Together, we offer something most firms can't: complete real estate services under one roof, from the title search through the closing and beyond.

This is your land. Your legacy. Your life.
Let’s protect it — together.

If you’re ready to get started — or just want to ask a few questions — give us a call. We’re here when you need us, and we’ll take the time to do it right.

Real Estate Closings and Title Services

Maury County Title handles closings for buyers, sellers, lenders, and realtors throughout the region. When a title order comes in, our team searches the title, prepares the commitment, coordinates with all parties, and conducts the closing. Our attorney reviews every title commitment and resolves any issues that surface during the search — clouds on title, unreleased liens, breaks in the chain of ownership — before they become problems at the closing table.

We've been searching titles in Maury County for decades. That experience matters when a search turns up something unexpected, because we've usually seen it before and know how to fix it.

Resolving Title Problems

Sometimes a title search reveals issues that need legal work to resolve — an old lien that was paid but never released, an heir who was missed in a prior estate, a deed with an incorrect legal description, or a boundary that doesn't match the survey. These problems don't go away on their own, and they'll hold up a sale or refinance until they're fixed.

We handle quiet title actions, partition suits, and other real estate litigation to clear title defects and resolve ownership disputes. A quiet title action is a lawsuit that establishes clear ownership of property by addressing all potential claims against it. A partition action divides property among co-owners who can't agree on what to do with it — the court can order the property sold and the proceeds divided, or physically divided if that's practical.

Because we find many of these issues through our own title searches, we can often identify the problem, explain the solution, and handle the legal work without you having to coordinate between separate firms.

Property Transfers and Deeds

We prepare deeds for property transfers — quitclaim deeds, warranty deeds, and deeds connected to estate administration or divorce settlements. If you need to transfer property between family members, add or remove someone from a deed, or transfer property out of an estate, we can handle it quickly and make sure it's recorded properly.

Frequently Asked Questions

  • Tennessee doesn't require an attorney at closing, but having one protects you. Our attorney reviews every title commitment and resolves title issues before closing so there are no surprises.

  • A quiet title action is a lawsuit filed to establish clear ownership of real property. It's used when there's a defect in the title — such as a missing heir, an old unreleased lien, or a break in the chain of ownership — that needs to be resolved before the property can be sold or refinanced.

  • A partition action is a lawsuit to divide property among co-owners who can't agree on what to do with it. The court can order the property sold and the proceeds split, or in some cases physically divide the property. This often comes up with inherited property where multiple heirs share ownership.

  • We prepare the deed, make sure it's executed properly, and file it with the register of deeds in the appropriate county. The type of deed — warranty or quitclaim — depends on the situation. We can walk you through which one is right.

  • Most title searches are completed within a few business days. Complex properties or those with long ownership histories may take longer.
